Hyderabad Real Estate Projects Face Scrutiny for Encroaching on Water Bodies

Numerous major real estate projects in Hyderabad have been found to significantly encroach on Full Tank Level (FTL) water bodies.
A report by the Telangana Remote Sensing Application Centre (TGRAC) and Deputy Chief Minister Mallu Bhatti Vikramarka reveals that over 170 lakes have been encroached upon since 2014.

The report suggests that several residential and commercial buildings in Hyderabad may have violated regulations about encroaching on water bodies. This is true even though they obtained construction permissions.
Notable residential projects identified include Candeur Skyline in the Financial District. Other projects include most of Vertex Viraat in Miyapur, the majority of Sumadhura Palais Royale in Puppalaguda, one tower of Cybercity Oriana, and the entire Pooja Magic Breeze in Neknampur. SMR Vinay Boulder Woods in Bandlaguda Jagir has one large tower that is also encroaching.

On the commercial side, significant violators include most of Phoenix 285 in Puppalaguda, the entire Phoenix 25/Triton, and the whole Vaishnavi Cymbol.
Lake encroachment happens when property owners build or extend structures onto lakes or their shorelines.
This means they are surpassing the lake’s boundaries. Encroachment can also involve clearing vegetation, building roads, parks, or beaches, and developing urban areas.
The report also indicates that various lakes in Kistareddypet, Kuntloor, Shaikpet, Gopanpally, Bachupally, Poppalguda, Peeranchervu, Uppal Bhagat, Rampally, KPHB (Maisamma Chervu), Alwal, and Mamidipally have faced total encroachment over the past decade. These areas rose from zero encroachments in 2014.
This surge is mainly due to the rapid expansion of real estate in Hyderabad.
Partly encroached lakes include Kithavani Kunta (Narsingi), Brahmana Kunta (Poppalguda), Vaderavani Kunta (Thumkunta), Vayejamma Kunta (Bandlaguda Jagir), Hathguda Kunta (Bagh Hayatnagar), and Mukkasani Kunta (Puppalguda).
These lakes have also seen significant encroachment from 2014 to 2023, further illustrating the impact of the booming real estate market in the region.
